I also offer pre-listing inspections. This is advantageous to the seller because:
It exposes issues ahead of time. This gives the seller time to make repairs which will make the home show better. The seller can also show prospective buyers the list of improvements that were made. This gives the seller more control when negotiating. Also, the seller can schedule all these things at their convenience and not feel rushed.
A defect free home will bring top dollar and a higher asking price. This makes a clean inspection report a great marketing tool. If any defects are found then the seller has a chance to correct them. This may encourage potential buyers to make an offer with no inspection contingency. This makes deals much less likely to fall apart last minute.
The seller will be at the inspection to answer any questions the inspector may have about the property. Also, the seller can ask questions about any issues that were found to get a better understanding of what will be on the report.
